For owners who are not here all year.
Estepona has changed a great deal in the last ten years. The old town was restored street by street, the seafront was rebuilt, and the hills behind were filled with new urbanisations and golf. For an owner that is mostly good news. It also means your property sits in a town where building is still going on, and what your neighbour builds is outside your control, however carefully you chose your own property.

Where we work
The golf communities and the residential developments: Valle Romano, Azata del Sol, Estepona Golf, Arroyo Vaquero, Seghers, Bahía Dorada and the newer schemes running up the hill. Apartments, townhouses and villas, mostly owned by people who are here for part of the year.
One clarification, because the word “management” covers two different jobs in this town. An administrador de fincas manages the community: the building, the shared budget, the meetings and the common areas. We manage your property: your apartment or your villa, inside and out. Most owners here need both, and they are rarely the same company.
On the ground
1
Dust, noise and site traffic affect the property and affect a guest’s stay. We photograph it, we tell you, and we raise it with the community when it is a community matter.
2
Spanish law gives a new building different guarantee periods depending on what has gone wrong, and the shortest of them is short. Whatever the period, a defect only counts if somebody finds it, photographs it and reports it while that period is still running. On a property nobody enters, nothing gets found and nothing gets reported.
3
New communities change their rules often, and the decisions that affect you, including anything about tourist letting, are taken at meetings you do not attend.

What we do
We visit, we check inside and out, and you receive a report after every visit with photographs. We hold your keys, so that a tradesman, a meter reader or a delivery has somebody to let them in. Key holding is the plain name for it. We collect your post and we read your water and electricity meters. We coordinate repairs and we tell you what they cost before they happen, which is included from the Comfort plan upwards. If you let the property, we run the letting as well.
What it costs
We publish our prices, which few companies on this coast do. Property Management plans start from EUR 150 per month plus IVA for an apartment, and the plan for your property is set once we have seen it. If you also let the property, the rental management is a share of what each stay earns, agreed in writing before anything begins.
If you want to let it
Estepona properties let well, and the season is longer than most owners expect. Whether a particular property can be registered depends on the property and on your community, not on the town. Our guide to the tourist rental licence explains the rules.
Our areas
Your property on the Costa del Sol is not just a home.
It is a long-term asset. And it deserves to be managed as one.
