What property management costs on the Costa del Sol

An honest answer, with our own numbers

Reviewed 26 October 2026. These are our prices, published. Other companies price differently and you should ask them for theirs.

The short answer

Looking after a property you do not rent out costs from EUR 150 a month plus IVA for an apartment, and from EUR 350 a month plus IVA for a villa. That is a real monthly fee for a real schedule of visits, not a holding charge. If you rent the property out, the pricing is a completely different shape. It is a share of what each stay earns, so the cost moves with the income rather than sitting on your account every month. Most people searching for this are asking about one of those two and get answers about the other. The rest of this page separates them.

01

Two different jobs, two different prices

“Property management” on this coast covers two services that have almost nothing in common except that somebody holds your keys.

Looking after the property Running the letting
For A home you keep for yourself and use some of the year A home you let to holidaymakers
What it is Scheduled visits, checks inside and out, keys, repairs coordinated, a report with photographs every time All of the above, plus the listings, the pricing, the guests, the changeovers and the monthly reporting
How it is priced A fixed monthly fee A share of what each stay earns
What moves the price The property The income

They are not alternatives. If your property is empty most of the year and you do not want tenants or guests in it, the first one is the whole answer. If you want it to earn, the second includes the first.

02

What makes the monthly fee go up or down

Four things, in roughly this order of weight.

  • The size and type of the property. A villa takes longer to check than an apartment, and most of the extra time is outside rather than inside.
  • How often somebody goes. Once a month and twice a month are genuinely different services, not the same service at a different frequency. A problem that starts on the 3rd is found on the 30th or on the 15th.
  • What there is outside. A private pool, irrigation, a garden and a terrace all add things that fail and things to look at.
  • Whether anybody is living in it. An empty property needs more attention than an occupied one, not less, because nobody is there to notice the first sign of anything.

What does not change the monthly fee is how expensive your property was. Looking after a house is work, and the work does not scale with the purchase price.

03

What we charge

Three plans, published. Every figure below is per month and plus IVA.

EUR per month, plus IVA Essential Comfort Prestige
Apartment EUR 150 EUR 220 EUR 300
Townhouse EUR 220 EUR 320 EUR 420
Villa EUR 350 EUR 490 EUR 650

The difference between them, in one line each

Essential One visit a month. For the property you rarely come to.
Comfort Two visits a month, an annual condition review, up to thirty minutes of small repairs on each visit, and one Owner Arrival Service a year. For the property you actually use.
Prestige Two visits a month, a quarterly condition review, up to an hour of small repairs on each visit, two Owner Arrival Services a year, two quotes on anything above your approval threshold, and an annual review call. For the property you treat as an asset.

The full table of what sits in each plan, line by line, is on our Services page.

04

What the monthly fee does not include, and what those things cost

This is the part that catches people out with any company, so here it is plainly.

Repairs and trades Passed on at cost, with no margin and no markup. We do not take a percentage of your repair bill and we do not accept commissions or rebates from any supplier.
Our own time beyond the plan EUR 55 for the first hour and EUR 40 for each further hour in the same visit, minimum one hour, travel included. Plus 50% at weekends, on public holidays and outside 08:00 to 20:00. All plus IVA.
Garden, pool or cleaning on a schedule The supplier’s own price, at cost, plus EUR 45 per month per property plus IVA to coordinate them. That is one coordination fee for the property, not one per service.
Anything above your approval threshold Nothing above it happens without your written approval. The threshold starts from EUR 150 and the figure for your property is set in your agreement.

Below the threshold we deal with it and tell you. Where there is an immediate risk to the property or to safety we act at once and tell you straight afterwards.

05

If you let the property

Then the shape changes. Instead of a monthly fee, our management is a share of what each stay earns, so what we are paid tracks what the property is paid. The percentage, the one-off set-up and the monthly minimum are in your proposal, because they depend on the property and we would rather tell you a number that is true than a number that is average.

Two things that are true whatever the numbers are:

  • The housekeeping between guests is a Costa Aurea service at a fixed price for your property, not a cost passed on at the end of the month. We bring our own equipment and products. All we use of yours is water and electricity.
  • Every bill is itemised, in two families, our own services and third-party services arranged on your behalf, and the supporting documentation is available on request at any time.

06

Why we publish this and most companies do not

Because the alternative is asking you to book a call to find out whether you can afford us, which wastes your afternoon and ours.

The honest reason most companies quote privately is that it lets them read the property, read the owner, and price accordingly. We would rather publish and be the same price to everybody. If your property turns out to need more than the published plan, we say so before you sign, with the reason, and the figure comes from the survey and not from your postcode.

What to do with this

If you want the full line-by-line table of the three plans, it is on our Services page.

If you want to know what your property would actually cost, tell us where it is and what it has, and we will tell you, before anybody commits to anything.

Your property on the Costa del Sol is not just a home.
It is a long-term asset. And it deserves to be managed as one.
