Property management in Casares

Photo: Costa Aurea

Finca Cortesín, Casares Costa and the golf valley. This is where we are based.

Casares is two places with one name, and owners get caught out by it. The pueblo blanco, the white village, sits in the hills about fifteen kilometres up from the coast by road, its houses stacked under a castle. Casares Costa is the coastal strip, with the golf valley behind it. Both are in the municipality of Casares, 29690.

If someone sends you a photograph of the white village when you are buying an apartment by the sea, they are showing you the wrong place.

Where we work

The golf valley and the coast

Finca Cortesín, Casares Costa, Doña Julia and the developments around Casares Costa Golf. The valley has three golf courses within a few minutes of each other, and the properties around them run from apartments to large villas.

What looking after a property here actually involves

1

Gated and set back

Several communities here are set back and gated, and nothing reaches them by accident. A delivery, a meter reading or a repair each need somebody on site to let them in. That is ordinary for us and awkward for an owner abroad.

2

Gardens and pools that do not pause

The valley is green because it is watered. An irrigation fault in July is not a cosmetic problem, and on an unoccupied property it is found by whoever visits next.

3

Weather that arrives quickly

Autumn storms and the calima, the Saharan dust that blows in off the sea, leave their mark on terraces, pools and exteriors. AEMET is the Spanish national weather agency, and an orange or red warning from it for the province triggers a check of the property. On Estate Prestige one of those visits a year is included; on the other plans it is charged at our hourly rate, and we tell you before we go.

Why it matters that we are here

We are based in Casares Costa

We are based in Casares Costa. That is not a selling line. It is a practical fact about response times, and about knowing which community administrator answers the telephone.

What it costs

We publish our prices

Property Management plans start from EUR 150 per month plus IVA for an apartment, and the plan for your property is set once we have seen it. Key holding, scheduled visits and a report with photographs after each one are in every plan, along with your post collected and your water and electricity meters read. Repair coordination, minor repairs and the Owner Arrival Service differ by plan, and the full table is published on our Services page. If you also let the property, the rental management is a share of what each stay earns, agreed in writing before anything begins.

If you want to let it

Every property is its own answer

Whether a property in Casares can be registered for tourist letting depends on the individual property and on its community. Our guide to the tourist rental licence explains the rules.

Your property on the Costa del Sol is not just a home.
It is a long-term asset. And it deserves to be managed as one.
