Property management in Sotogrande and San Roque

Large properties, long absences and a standard that holds.

Sotogrande is not like the rest of this coast, and owners here know it. It was laid out as a low-density residential estate; the plots are large and the planting is mature, and what makes it work is that the whole estate is kept to the same standard. Around it sit Guadiaro, Pueblo Nuevo de Guadiaro and Torreguadiaro, in the municipality of San Roque, province of Cádiz, and La Alcaidesa, which straddles San Roque and La Línea de la Concepción.

On the ground

What looking after a property here actually involves

1

Scale

A villa on a large plot is not a bigger apartment. There is more outside than inside, and most of what goes wrong goes wrong outside: irrigation, pool plant, gates, exterior lighting, trees after high winds.

2

Long absences

Many properties here are used for a few weeks a year. The risk is not drama, it is the slow problem nobody saw: a leak behind a wall, a pump running dry, damp in a closed room.

3

Arrivals that have to work

When an owner comes for two weeks, those two weeks are the whole year. The house has to be ready on the day, not ready by the third day.

4

Suppliers who already know the estate

Access, timing and standards here are specific, and a contractor who has never worked in these communities learns at your expense.

What it costs

We publish our prices

Property Management plans start from EUR 150 per month plus IVA for an apartment, and the plan for your property is set after we have surveyed it, because a villa on a large plot does not cost the same to look after as an apartment. Key holding, scheduled visits and a report with photographs after each one are in every plan, along with your post collected and your water and electricity meters read. Repair coordination, minor repairs and the Owner Arrival Service differ by plan, and the full table is published on our Services page. If you also let the property, the rental management is a share of what each stay earns, agreed in writing before anything begins. All our prices are plus IVA.

A note on letting here

Not every community permits it

Not every community in this area permits tourist letting, and some developments have their own arrangements that an owner signs up to on purchase. We check what applies to your property, and if the answer is that letting is not available, we say so. Property Management for a property you keep for yourself is a complete service in its own right, and for a good number of owners here it is the right one.

We only take on a new property when we know we can look after it the same way we look after the first one.

Your property on the Costa del Sol is not just a home.
It is a long-term asset. And it deserves to be managed as one.
