An honest answer, with our own numbers
Reviewed 26 October 2026. These are our prices, published. Other companies price differently and you should ask them for theirs.
The short answer
Looking after a property you do not rent out costs from EUR 150 a month plus IVA for an apartment, and from EUR 350 a month plus IVA for a villa. That is a real monthly fee for a real schedule of visits, not a holding charge. If you rent the property out, the pricing is a completely different shape. It is a share of what each stay earns, so the cost moves with the income rather than sitting on your account every month. Most people searching for this are asking about one of those two and get answers about the other. The rest of this page separates them.
01
“Property management” on this coast covers two services that have almost nothing in common except that somebody holds your keys.

They are not alternatives. If your property is empty most of the year and you do not want tenants or guests in it, the first one is the whole answer. If you want it to earn, the second includes the first.
02
Four things, in roughly this order of weight.
What does not change the monthly fee is how expensive your property was. Looking after a house is work, and the work does not scale with the purchase price.
03
Three plans, published. Every figure below is per month and plus IVA.

This is the part that catches people out with any company, so here it is plainly.
Below the threshold we deal with it and tell you. Where there is an immediate risk to the property or to safety we act at once and tell you straight afterwards.
05
Then the shape changes. Instead of a monthly fee, our management is a share of what each stay earns, so what we are paid tracks what the property is paid. The percentage, the one-off set-up and the monthly minimum are in your proposal, because they depend on the property and we would rather tell you a number that is true than a number that is average.
Two things that are true whatever the numbers are:
06
Because the alternative is asking you to book a call to find out whether you can afford us, which wastes your afternoon and ours.
The honest reason most companies quote privately is that it lets them read the property, read the owner, and price accordingly. We would rather publish and be the same price to everybody. If your property turns out to need more than the published plan, we say so before you sign, with the reason, and the figure comes from the survey and not from your postcode.
If you want the full line-by-line table of the three plans, it is on our Services page.
If you want to know what your property would actually cost, tell us where it is and what it has, and we will tell you, before anybody commits to anything.
Your property on the Costa del Sol is not just a home.
It is a long-term asset. And it deserves to be managed as one.
